Director of Facilities and Operations 



Job Summary

To provide leadership and supervisory skills which will promote exemplary maintenance, custodial and grounds services for district facilities.

 

Reports to: Superintendent

 

 Qualifications

  1. Bachelor’s Degree in Engineering, Architecture, Construction Management, Facilities Management, Public Administration, or a related field. 
  2. Valid Driver’s License
  3. Evidence of Leadership Ability
  4. Demonstrate Communication Skills
  5. Demonstrate Public Relations Skills
  6. Three Years Related Experience
  7. Must complete a finger-print background check 

 

Desired Qualifications

  1. Supervisory Experience in a Related Field
  2. Certification in specified areas related building systems
  3. Knowledge and experience in Bond Planning, Construction Supervision, Asbestos Abatement, and Notification Requirements
  4. Knowledge of Data Driven Instructional Practices and Professional Learning Communities

 

Essential Functions

  1. Design and implement a Maintenance Work Order system that is effective and efficient for district staff and maintenance staff.  A system to prioritize maintenance work orders needs to be included in this system.
  2. Develop and oversee a system to inspect completed work assignments, to monitor incomplete or unfinished job assignments and to eliminate any maintenance backlogs at each school site.
  3. Ensure that all custodial and maintenance equipment is purchased, maintained and repaired as needed.
  4. Assist maintenance personnel with the planning and development of a Preventative Maintenance Program for each district building.
  5. Plan and coordinate a safety-training program for all Custodial and Maintenance and Grounds Staff.
  6. Coordinate snow removal as necessary across the district.
  7. Plan and coordinate ongoing training in HVAC systems, asbestos, mechanical, electrical, plumbing and other areas as needed for the Custodial and Maintenance Staff.
  8. Oversee the safe and effective implementation of new products for the Custodial and Maintenance Staff. 
  9. Perform personnel evaluations and administer disciplinary measures as needed in conjunction with the appropriate site administrator, the Deputy Superintendent and the Superintendent of Schools.
  10. Interview and recommend the hiring of maintenance, custodial and grounds personnel for the district to the Deputy Superintendent.
  11. Provide oversight for and establish processes for key control and distribution.
  12. Assist in preparation of bids in compliance with the Procurement Code section of the NM Statutes and assist in processing quotes for all construction and maintenance work performed by outside contractors.
  13. Oversee new construction and two mill projects.
  14. Submit a budget proposal annually to the Associate Superintendent of Finance that supports the financial needs of the department.  The Director of Facilities and Operations is also accountable for that budget.
  15. Coordinate the invoicing, projected expenses, and receipt of materials, supplies, and equipment for the department through guidance provided in the Business Office Procedures Manual.
  16. Plan and coordinate summer maintenance staff and work activities for the district in conjunction with district administration.
  17. Assign and coordinate part time summer employees with appropriate jobs and supervision.
  18. Supervise efforts of custodial personnel and maintenance personnel jointly working special projects during school holidays and during the summer months.
  19. Plan and implement a hazardous materials storage, disposal and use process.
  20. Be an active member of the Superintendent’s Cabinet.
  21. Any and all other tasks as assigned by the Superintendent of Schools.

  3. Coordinate the purchasing, receiving, warehousing, and distributing of custodial supplies and equipment.
